Okay soooo I had my first sale ??? 🤯🤯 I started working with my buyer, thinking it would be super fun & a great new venture ✨ sunshine & rainbows in the sky✨ ........LOLOL little did I know the Universe was serving me some industry initiation ⚡️🌪 did we weather the storm? You bet your Zillow search my buyer & I made it to the closing table.
What should have been a roughly 45-day timestamp closing, took a little over 2 months to get on record. I learned quite a bit about condo sales, state requirements, & a lot of patience. But most importantly, I learned that you gotta stay on your sh✨t, because your clients are relying on you & your guidance; what's more valuable than an agent who shows up?
As an agent, I am the bridge between my clients, & their home goals.
Well, you know what they say..."it takes a village to close on a property" heh heh...that's how it goes right? Well, it does! It's a coursed out transaction that has multiple parts, & people. When you have a goal to own a property, it's like the Avengers assemble. A transaction will generally consist of: a buyer & their Realtor®, a seller & their Realtor®, and any agent assistants or TC's (transaction coordinators).
Not bad right? Let's bring in the lender/bank (if you're not purchasing w/ cash) & they'll be bringing along their loan processor & assistant. As the plot (transaction) thickens... here comes an inspector and an appraiser, answering the call. To keep the momentum, and minimize risk, a homeowner's insurance specialist, & client attorneys step in when needed; if required, any HOA management personnel are signaled. Then, the one who's called upon to finish the job: the title/closing company comes in as the transaction comes to a close, ensuring everyone has what they need, and prepares the transfer of property to the new homeowner- a good noodle like yourself! 👏🏻🏡
SO, how many people did you count?? 👁👄👁
You guessed it!! Around 18 people (give or take a person or two) are involved in ONE/UNO/UN/ETT transaction!! 🤯⚡️🗝💰🏡
Wild.
Not even gonna lie to you, I didn't realize that many people we're involved until I legitimately wrote it out. Reflecting on the process, I can see that now.
I learned more than just how many people are involved. I learned how to advocate for my client better; meaning I made their home search a priority, negotiated based on their financial benefit, & communicated what's needed of them at each phase in order to keep the transaction moving towards the closing table.👏🏻
I also learned how to communicate better, and hold myself accountable to the fiduciary duties that I owe my client- some obligations continue after closing. It's like a forever thing. ✨
Looking back on this transaction, I have nothing but an absurd amount of gratitude for my client, my lender, everyone on the buyer team, and of course my mentor. I feel like I'm at the Oscars 🎭
I'm truly grateful for everyone's honesty about this being such a unicorn transaction, and their encouraging support of "your first sale is always rocky."
Rocky?! I felt like I was learning how to drive stick in a small town in Europe.
But we made it. Now what? Well, who's next? You made it this far in the read, so let's have a chat. Let's get coffee, let's talk about what your goals are, let's lay out a game plan, and pack up for the journey ahead.
In a world that's proven to be not-so-safe, I'm here to find you that space. 🏡🗝✨
